The REALESTATE UNITS SHARE (RUS) concept facilitated by PT. Compensation that will be received as compensation for investment services agreed between the Investor and the Genopa company. The UNITS SHARE Certificate also acts as a contract or investment agreement between the Investor and the Genopa company. REALESTATE UNITS SHARE can be converted into COMPANY SHARES (PT Shares) after a minimum of 2 years or according to agreement.

How does Realestate Units Share work?
Investors who purchase Realestate Units Share (RUS) will receive a certificate of ownership of the RUS investment unit issued by PT Genopa Adidaya Realty.
2. Investors can choose the type of compensation they want to receive, including:
2.a. fixed compensation or profit (Discount rate) of between 8-15% per year.
2.b. Exclusive property rental rights, applicable specifically for foreign investors.
2.c. The right to convert RUS certificates into company shares after a minimum of 2 years.
2.d. Investors have the right to become shareholders of the company from the beginning of the purchase of RUS with a certain nominal amount approved by the board of directors of PT Genopa Adidaya Realty through an extraordinary general meeting of shareholders or an annual general meeting of shareholders.
3. Specifically for 2.b, the company will carry out the SWAP process from the RUS Certificate to the Exclusive Property Lease Rights (property that is in accordance with the investor's request or needs)
4. By implementing the SWAP process, investors are no longer entitled to compensation in points 2.a and 2.c
5. The validity period of the exclusive lease rights according to the lease agreement deed made by the notary or PPAT office according to the amount of the RUS purchase value, the lease agreement deed is made between PT genopa adidaya realty and the investor.
6. Purchase of a RUS certificate with a minimum value of IDR 5 billion is entitled to exclusive lease rights for a maximum of the investor's lifetime or a maximum of no more than 30 years plus a 5-year bonus (Claim for a 5-year bonus is subject to an administration fee of 25% of the estimated value of the property at that time by appointing 3 official asset appraisal offices and using the average value of the three asset appraisal office appraisal results).
7. Purchase of RUS certificate is subject to additional costs specifically for investors who want to do REAL ESTATE SHARE SWAP of 20% for payment of government taxes, making notary deeds, administration fees and intermediary agent commissions.
8. Specifically for foreign investors who do SWAP after obtaining a Deed of Lease Agreement (made by a notary or PPAT office) for their property, they can appoint a property management office (for maintenance and property rental services to other parties or tourists) independently or can authorize PT Genopa Adidaya Realty to represent them to appoint and establish cooperation with other parties or property management.
